We have gathered themes raised by residents.  These may assist, when you consider your comments and/or objection. They are not intended to be comprehensive or exhaustive, so don’t forget to add your own.

VISUALLY DOMINANT

  • Dominates streetscape of mainly 2-5 storey area

  • Deviates from recent clustering eg Oval Quarter, Vauxhall, Elephant & Castle

  • Interrupts streetscape from Clapham Road to Elephant & Castle

HARMFUL TO SETTING

  • Negative impact on Kennington Park – Grade II listed

  • Negative impact on Kennington Conservation Area

  • Negative impact on heritage buildings – Grade I, II and locally listed

SHADE & LOSS OF LIGHT

  • Shade on the park summer later afternoon and evening

  • Morning shade - Kennington Estate, Kennington Green and beyond

  • Loss of light neighbouring buildings and winter shade to Kennington Station and beyond

LOSS OF PAVEMENT

  • Loss of over half the pavement on Kennington Road

  • Impact on safety by busy crossing for pedestrians and bikes

  • Reduced pavement on Kennington Park Road but increase in people

BUILDING & ARCHITECTURE

  • Destruction of sound building – carbon

  • Options to enhance and improve not considered

  • Replace with generic detailing, out of character tower

STUDENT ACCOMMODATION

(Purpose Built Student Accommodation PBSA)

  • Developers profit over much needed social / affordable housing

  • Adds to Lambeth pipeline of 2149 PBSA crowding out other types

  • Creates new student demand doesn’t reduce housing shortage
